  1. Savings, start today. examine all spending habits. Cut corners before you know it the penny's add up.

  2. Borrow against cash value life insurance and Vested 401K funds.

  3. Sell assets you don't need or use. Have a yard sale.

  4. Government Grants, County home buyer funds, look into some not for profit groups as well.

  5. Borrow from seller. Seller held second mortgages as well as seller paid closing costs. This is more common than you think.

  6. Improve your credit. A good credit rating goes a long way towards reducing down payments.
